Developing preventive maintenance database within the clients work order system if available.
Assigning preventive and scheduled work orders.
Listing work to be done for scheduled work order generation.
Determining most effective use of employees, equipment, and materials in the scheduling process.
Prepares the Asset list including those related to firefighting systems & reconciles the same every year
Maintains the all documents handed over by projects & highlights the one that are not handed over
Maintains the escalation matrix of all vendors related to technical Ensure all documents related to equipments, infrastructure are handed over completely by the projects from BOQ, GFC to commissioning reports, as built drawings & third party audits if available/conducted. Incident management related to M&E & infrastructure
Whole & sole responsible for:-
EB- supply , billing, payments & receipts, maintenance of spares o Domestic water- supply , billing, payments & receipts, zero down time,
DG- supply , billing, payments & receipts, AMC & PPM, zero down time, maintenance of spares
HVAC-( both low & high side) supply , billing, payments & receipts, AMC & PPM, zero down time, maintenance of spares.
Plumbing- AMC & PPM, zero down time, maintenance of spares
Carpentry- AMC & PPM, zero down time, maintenance of spares.
Firefighting system- AMC & PPM, zero down time, maintenance of spares,
BMS, FA & PA system AMC & PPM, zero down time, maintenance of spares,
Lighting-AMC & PPM, zero down time, maintenance of spares,
Lifts -AMC & PPM, zero down time, maintenance of spares
Entire LT system- AMC & PPM, zero down time, maintenance of spares.
STP- AMC & PPM, zero down time, maintenance of spares
Access Control Systems & EPABX - AMC & PPM, zero down time, maintenance of spares
Fire extinguisher- AMC & PPM, zero down time, maintenance of spare.
Ensure PPM is carried out correctly and as scheduled. All completed checklists are maintained with service reports if available.
Conducting routine inspections of mechanical & electrical systems.
Auditing/ verifying & reconciling all the documents and trackers maintained for all the consumables, metered commodities & billed commodities Manage team of technicians and Handyman staff
Receive & assign engineering related complaints from sub team, clients, tenants and track resolution
Provide adequate training and guidance to supervisors and handyman deployed under them Check and ensure assigned maintenance checklist is adhered to by supervisor and handyman team Assist FM, Tech in ensuring vendor compliance on statutory issues
Assist FM, Tech in assessing vendor performance Ensure optimum spare part availability for critical & non-critical operations
Assist Soft services team as and when required Ensure Health and Safety procedures are followed, particularly by visiting contractors
